A gas inspection is an assessment of an existing installation's condition and compliance. It is what a buyer arranges before committing, what a landlord arranges between tenants, and what any owner should arrange when they inherit gas they know nothing about.

A seller's certificate says the installation complied on the day it was inspected. It does not tell you the geyser is the right size for the house, that the cylinder is where you would want it, or that the fireplace has ever been serviced. A pre-purchase inspection with a written report answers questions the certificate does not, and is worth the extra few hundred rand on any property with a substantial gas installation.

What Inspections Commonly Find

In Cape Town, the recurring list is short and predictable: perished regulators, cylinder positions that no longer comply because a window or an air conditioner unit was added later, braai and fireplace points installed by somebody unregistered and never documented, corroded external copper on coastal properties, and kitchen vents plastered over during a renovation.
